When is my first payment due?
Monthly installments are due on the 1st of each month; therefore, your first payment will be due on August 1st.
What Utilities are included in my rent?
Heat, garbage, water, and sewer services are included in your monthly installment. Electricity is billed separately and divided evenly among all four roommates. Internet service is provided by Arcadia, and each resident pays a one-time, non-refundable Technology Fee at move-in. Residents are also required to carry Liability Insurance, which can be obtained independently or through Arcadia’s preferred coverage option.
What is the cost of an average electricity bill?
Electricity costs vary based on usage; however, the average monthly bill typically ranges from $30–$50. Factors such as time spent at home or energy-use habits (e.g., leaving lights on frequently) can influence the total amount.
Do I have to pay a monthly fee for trash?
No. Trash services are included in your monthly rent at no additional cost.
Do residents pay for parking?
No. Each resident receives a parking pass at move-in, free of charge, after reviewing and signing our parking agreement. If a parking pass needs to be replaced, a $50 replacement fee will apply.
Do I need to bring my own router for WIFI?
No. Arcadia provides two routers per apartment with Wi-Fi fully set up prior to move-in. Upon arrival, you will receive your apartment’s unique Wi-Fi network name and password.
Are the apartments furnished?
Yes. Arcadia apartments come fully furnished to ensure a comfortable and convenient move-in experience. Each apartment includes:
- Appliances: Refrigerator, microwave, oven/stove, dishwasher, garbage disposal, washer, and dryer
- Living Room: Couch, loveseat, end table, coffee table, and TV stand
- Dining Area: Dining table with four chairs
- Bedroom: Full-size bed and mattress, dresser, desk, desk chair, and nightstand
- Bathroom: Mirrors and curtain rods
- Windows: Blinds throughout the entire apartment
Can I bring my personal furniture into the apartment?
Yes. You are welcome to bring personal furniture to make your space feel like home; however, all Arcadia-provided furniture must remain in the apartment at all times.
What sizes are the beds?
All bedrooms are furnished with full-size beds.
Do we allow pets?
Yes, Arcadia is a pet-friendly community.
Do we offer Short-Term leases?
No, we do not offer short-term leases. Our standard lease term runs from August 19, 2026, through July 30, 2027.
If someone backs out and doesn't sign a lease, will that affect the rest of the group?
No. Arcadia uses individual leasing by the bedroom, so each resident is only responsible for their own lease agreement. If a prospective roommate decides not to sign, the remaining roommates will either be given the opportunity to find a replacement or be matched with another resident through our roommate matching process, based on availability.
If I don't have roommates does Arcadia offer roommate matching?
Yes. Arcadia offers roommate matching. When completing your application, please provide as much detail as possible, your responses help us pair you with compatible roommates based on your lifestyle and preferences.
Can I sublet my apartment/bed space?
We do not allow subletting; however, we do allow reletting. Please contact the office to learn more about this process and how to complete it accurately. A relet fee will apply.
What upfront fees do I have to pay?
Please refer to the “Apply” tab on our website to review our Fee Guide Sheet, or contact our leasing office directly for a detailed breakdown of all upfront fees.
